Gsource Technologies was entrusted with developing architectural construction documentation for a 55,000 sq. ft. Italian restaurant in Florida. Designed for Assembly (A) and Business (B) occupancy, the project required a blend of hospitality aesthetics and functional precision delivered within a tight timeline using modern site intelligence.

Challenges Faced

  • Large Project Scope:

With a floor area of 55,000 sq. ft., maintaining clarity and consistency across such a large set of drawings was a logistical and technical challenge.

  • Non-Traditional Inputs:

The client provided point cloud data and a virtual tour instead of traditional floor plans, requiring extensive 3D interpretation and modeling.

  • Mixed Occupancy Requirements:

Combining assembly and business occupancies required careful code compliance to ensure both guest safety and operational efficiency.

  • Time Constraints:

The entire set of construction documents had to be completed within 8-9 business days, demanding coordinated efforts from multiple teams.

Approaches and Solutions

  • Point Cloud to BIM Conversion:

Our team used Revit to convert raw point cloud data into a detailed and accurate 3D model, forming the base for documentation.

  • Virtual Tour Referencing:

The virtual tour was leveraged to cross-check materiality, spatial layouts, and internal finishes.

  • Code-Conscious Design:

All documents were prepared to reflect Florida building codes applicable to mixed-use commercial spaces, ensuring fire safety, accessibility, and egress compliance.

  • Parallel Team Execution:

Dedicated teams handled various zones- dining, kitchen, back-of-house- to speed up production while maintaining accuracy and cohesion.

Final Outcome

The client received a comprehensive Revit and PDF CD set, fully aligned with state codes and tailored for immediate permitting and execution.
