Introduction

Gsource Technologies was engaged to provide end-to-end BIM services for a 1.44 million sq. ft. high-rise residential and mixed-use tower in New York, USA. The goal was to develop a clash-free, LOD 400 architectural BIM model, coordinated with structural and MEP disciplines, and ready for DD and GFC documentation.

Key Challenges

  • Managing the vast project scale across 30+ floors, requiring high attention to detail in space planning and element placement.

  • Ensuring clash-free integration of architectural, structural, and MEP elements, particularly for ceiling-based MEP systems.

  • Coordinating evolving inputs from multiple consultants while maintaining version control and timely model updates.

  • Meeting documentation standards for DD and GFC packages in compliance with U.S. codes and local jurisdiction requirements.

Approaches and Solutions

  • The architectural team developed a comprehensive site model including roads and boundary walls using initial SD inputs.

  • Leveraging Revit and Navisworks, ceiling-level MEP components were modeled with precise level and location definitions.

  • Regular BIM coordination meetings and clash detection using Navisworks ensured early conflict resolution and design alignment.

  • Quantity Take-Off (QTO) sheets were generated directly from the LOD 400 model to assist with estimation and material planning.

  • Continuous integration of consultant inputs was facilitated via shared CDE platforms, ensuring consistency and transparency.

  • Final DD and GFC sets were developed in Revit and exported as detailed PDFs in line with the NYC Building Code and applicable standards.

Final Outcome

The project resulted in a fully coordinated, clash-free architectural BIM model and complete construction-ready documentation, enhancing stakeholder collaboration and minimizing construction risk.
